For more than a decade, real estate developer Edward E. Ayuso II has been an instrumental part of South Orange’s renaissance. His most recent project is The Gateway, a four-story mixed-use luxury building located at 9 West South Orange Ave. that opened in September and boasts a collection of 57 luxury residential units and prime ground floor retail stores. The retail is comprised of Mara’s Café & Bakery and D & I Fitness. Ayuso’s company, EEA Industries, based in the village, built this project in conjunction with SWH Residential, Partners LLC.
The Gateway, an energy star-rated building, offers renters a wide variety of amenities, including gourmet kitchens complete with granite countertops, bar seating, stainless-steel Frigidaire Signature Series appliances and designer custom cabinetry. Master baths include radiant floor heating systems, double vanities and granite countertops. Two-bedroom units include spa-like showers, 13-inch rain heads and built-in shower benches. Each unit includes a central vacuum system. Residents also will receive a value-added FIOS package with more than 210 channels and 50MB speeds up/down for Internet.
According to Ayuso, “people today expect and deserve the highest-quality amenities and finishes, which is precisely what The Gateway has created.” Other amenities include private walk-out balconies (most units), hardwood floors, full-sized Bosch washers and dryers, individual hot-water heater, spacious walk-in closets, high ceilings, oversized, sound-dampened, double-insulated windows and slider doors. Also included is smart-home technology with a state-of-the-art entry access intercom, keyless smart-home entry, and Energy-Star-certified heat and central air conditioning accessible remotely using a smart device. All fourth-floor units include fireplaces. All units include an assigned parking space in a gated lot on the premises. The Gateway is a pet-friendly and smoke-free building.
The building features a rooftop terrace, an amenities lounge with a double-sided fireplace, a billiard table, an oversized balcony, a 50-inch smart TV, an arcade game and more. This makes the perfect setting for any event or to ”just to relax and chill,” Ayuso said. The fitness center boasts Techno-Gym equipment with swipe-screen technology and virtual training log-in access as well as entertainment options, in collaboration with D&I Fitness Center, located on the ground level.
The Gateway employs a full-time porter, a building manager, a virtual concierge, storage units and a purified water system. Ayuso, a hands-on owner is on-site daily, engaging with residents and employees to ensure all is perfect at The Gateway.
Gateway residents enjoy the convenience of being located in the heart of an artistic, intellectual and affluent community that is surrounded by local shops and restaurants, a spacious town park, a jogging path, a swimming pool, tennis courts and a newly installed children’s playground. The community is near to interstates 78 and 280, Route 24, the New Jersey Turnpike and the Garden State Parkway. The Gateway is less than a 10-minute drive to The Mall at Short Hills, Saint Barnabas Medical Center and it is within walking distance to Seton Hall University. The Gateway is steps away from the NJ Transit train station that boasts a 28-minute direct ride into Penn Station.
Ayuso speaks enthusiastically about SOPAC, the South Orange Performing Arts Center, which opened in the downtown in 2002. Ayuso, who is a member of the development committee for SOPAC, said, “I believe SOPAC opened so many opportunities for the community to experience the arts, music and comedy.” Ayuso also is a member of the board of the South Orange Village Center Alliance (SOVCA).
EEA Industries LLC, was founded by Ayuso in 1991. Projects include ground-up construction, condominium conversions and property management. EEA Industries currently is partnering with SWH Residential and developing more than $75 million in ground-up construction.
